Amendment 3 passed, and Broward homeowners with a homestead exemption don't need to do anything
The 5AM Fort Lauderdale team
If you already have a homestead exemption, Amendment 3 needs nothing from you. Broward County Property Appraiser Marty Kiar said his office will adjust the numbers itself, and your exemption goes "from $50,000 to $150,000." The amendment raises the exemption to $150,000 in 2027 and $250,000 in 2028. Broward residents should get a letter in the mail in January.

Don't expect savings right away. Palm Beach County Property Appraiser Dorothy Jacks says higher amounts first show up on August 2027 notices, and you won't see the savings until the end of 2027. Tax bills aren't eliminated, and the amendment also lowers the cap on assessed-value increases for rentals, second homes and commercial properties from 10% to 5% for non-school taxes. Cities and counties will see less revenue, and Gov. Ron DeSantis has said he'll call a special session on handling it.
