Amendment 3 passed, and Broward homeowners with a homestead exemption don't need to do anything

Broward's homestead exemption climbs from $50,000 to $250,000 by 2028

2028$250K

If you already have a , Amendment 3 needs nothing from you. Broward County Property Appraiser Marty Kiar said his office will adjust the numbers itself, and your exemption goes "from $50,000 to $150,000." The amendment raises the exemption to $150,000 in 2027 and $250,000 in 2028. Broward residents should get a letter in the mail in January.

  • Dec. 31: new Florida residents must establish residency
  • Jan. 1: make it your primary residence, or wait a year
  • Extensions to submit applications: available through September

Don't expect savings right away. Palm Beach County Property Appraiser Dorothy Jacks says higher amounts first show up on August 2027 notices, and you won't see the savings until the end of 2027. Tax bills aren't eliminated, and the amendment also lowers the cap on assessed-value increases for rentals, second homes and commercial properties from 10% to 5% for non-school taxes. Cities and counties will see less revenue, and Gov. Ron DeSantis has said he'll call a special session on handling it.

Amendment 3 deadlines and the first savings are spread over about a year

  1. Dec. 31New Florida residents must establish residency to skip a five-year wait
  2. Jan. 1Existing residents and first-time applicants must have the home as their primary residence
  3. Aug. 2027Notices in Palm Beach County show the higher homestead amounts
  4. Sept.Extensions to submit applications run through September

Schools

Broward's superintendent recommends closing 10 schools in 2027-28, and the School Board votes Dec. 15

If your child is at a school on Superintendent Howard Hepburn's list, here's where it stands. Hepburn is recommending closing seven elementary schools and three middle schools in 2027-28. The nine-member School Board has the final say and votes Dec. 15. District staff also put a 26-school option on the table for discussion.

Board member Allen Zeman wants 26 closures. He says the 10 on the list are 2.5% of students while enrollment is declining 5.5% a year. Leaders of the Broward Teachers Union disapproved at Wednesday's workshop. William Dandy Middle's campus is expected to become a KIPP Miami site.

Hi neighbors wanted to give you an update on my sweet Katie Lynn, I posted a while back she had to have her eye removed due to uveitis.

“Se's doing amazing living her best life!! turned out the eye that I had removed was full of cancer. So God was really looking out for us in that decision. If you are going through a similar situation know that they do quite well with only one eye she doesn't know the difference. Such a blessing in my life she is and I…”
